Whether a single family home, duplex or multiple unit building, ROCK Construction & Management has the experience necessary to manage your rental property effectively.

Leasing: Rock can lease your property to qualified tenants. First, rent surveys are done to ascertain competitive market rents in any particular location. Strategies for marketing vacancies include digital photos, tours and property features highlighted in appropriate advertising channels, including: ads in print media, ads in major search engines, including the Multiple Listing Service, and eye catching signs or banners. A record of calls from prospective tenants is kept and follow-up calls are made to prospective tenants. Rental applications are handed out during showing appointments to all interested prospects. Prospects can also download an application on this website. Once the application is carefully screened (including a credit check and background check) and approved, the tenant signs a lease that has many safeguards for owners and complies with all local and state laws. Before actual move-in, we schedule a walk through with the tenant to fill out a Move-In Move-Out Inspection form. Upon tenant move-out, we inspect the unit and refer back to this form to calculate any damages to be deducted from the security deposit. A report and net deposit refund is mailed to the tenant within 21 days,
Tenant relations: Excellent tenant relations are the lifeblood of any income property. Retention of desirable tenants is as critical as filling vacancies with qualified new tenants. Responses to tenant's needs are handled expeditiously.
Maintenance: ROCK Construction & Management has in-house skilled tradesmen as well as independent contractors available so that we can handle every conceivable maintenance issue. Your property will benefit from quality work at reasonable prices and quick turnaround.
Rent Collections: We are aggressive about rent collections. Rents are due on the first and considered late on the second. Late fees are charged and if necessary, we know all the steps to take in the event the rent is not paid, including pursuing legal action.
Accounting and Reporting: We maintain a secure Trust Account exclusively for the Property Management division. Rents are recorded and all requested expenses are paid in a timely manner. Our detailed Monthly Management Reports are sent electronically or mailed on or before the 15th of each month. This report includes a description of current leasing activities and other issues at your property and a trust account ledger. Proceeds can be sent along with the report or can be directly deposited in a designated bank account. Let us know what you need and we can tailor our program to fit your requirements.
